Residential Conveyancing Pricing

Our team has over 20 years of collective experience in delivering high quality residential conveyancing.  The team also have experience in other areas of conveyancing (not limited to commercial  purchases, sales, leases, transfers of equity for divorce purposes ) which are not covered by our fixed fees listed below and we can provide an estimate of fees for these services upon application to the firm.

 

The firm are members of the Law Society’s Conveyancing Quality Scheme and have been accredited with the scheme since 2013.  The scheme provides a recognised quality standard for residential conveyancing practices.  Membership establishes a level of credibility for firms with stakeholders such as regulators, lenders and insurers as well as residential homebuyers and sellers.

 

We pride ourselves on remaining independent so that we can offer impartial advice on your matter.  As part of the firm’s policy of remaining independent the firm, unlike many other solicitor practices, refuse to enter into any referral agreements with Estate Agents, Mortgage Brokers or any comparison sites or similar where we would be required to pay a referral fee to them for your work or receive a fee in return.  

 

Our residential conveyancer solicitor who handles the majority of the conveyancing for the firm is Saira Mahboob, Head of Conveyancing.  She is supervised by Hazel Heptinstall, Senior Partner and Senior Reporting Officer under the Law Society CQS scheme.

 

Saira Mahboob qualified as a solicitor in 2011 after gaining a Law Degree (LLB) in 1998 at London Metropolitan University.  However, prior to qualifying she worked as a Paralegal and then Legal Executive conveyancer obtaining her diploma in 2007 whilst working at Trowers & Hamlins Solicitors LLP, Moorgate from 2003 – 2010.  After a career break she worked as a Consultant for a number of well-known solicitors  before joining HSH Solicitors in 2017.

 

Hazel Heptinstall qualified as a solicitor in 2006 after gaining a Law degree (LLB) at Anglia Ruskin University (formerly Anglia Polytechnic University).  She went on to gain a distinction in her Graduate and Diploma in Law and Legal Practice Course.  She completed her training contract at Hunt & Hunt Solicitors in Romford.  She left Hunt and Hunt Solicitors in April 2010  to establish HSH Solicitors initially as the sole principal running the business herself from the ground floor offices at 98-102 North Street, Romford and subsequently as a partnership in 2011.  During a time when numerous solicitors firms are being forced to merge or make extensive cuts HSH has continued to grow organically and is no longer confined to the ground floor but has filled the top floor of the premises as well.  Under Ms Heptinstall’s stewardship and with the continued ethos of focusing on and working for the local community in a range of areas many of our referrals come from existing clients and previous clients.  Our costs are reasonable and cost tailored to our client base which is why we believe the firm continues to grow and expand.  The firm now employs 4 solicitors and one trainee paralegal as well as support and administration staff.

 

Gail Thompson, also a partner for the firm provides supervision in respect of conveyancing in Ms Heptinstall’s absence.  She qualified as a solicitor in 2002.  She also attended Anglia Ruskin University (formerly Anglia Polytechnic University) obtaining a Law Degree (LLB) where she also undertook her Diploma in Law and Legal Practice Course gaining a commendation.  She completed her training contract at Budd Martin Burrett in Chelmsford. She left in 2011 and after working for several niche family (general) practices moved to join HSH Solicitors initially as a Solicitor in 2013.  She became a partner in 2014.

 

The prices referred to below are estimates of our fees for a standard straightforward purchase or sale and assumes your property is already registered with the Land Registry.  Our fees cover all of the work required to complete the sale and/or purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

If there are unforeseen matters arising additional fees may be incurred including for example (but not limited to):

 

      a) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction;

      b)This is the assignment of an existing lease and is not the grant of new lease    

      c)The transaction is concluded in a timely manner and no unforeseen complication arises

      d)All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation

      e)No indemnity policies are required.  Additional disbursements may apply if indemnity policies are required

iii)Management company pack – this is sent by the management company to the seller’s solicitors and can take some time to be produced.  Cost varies significantly between different management companies but can range usually between £300 - £500.

The above fees are subject to any VAT charged by the management company/landlord’s solicitors.

 

 

How long will my house purchase take?

 

How long it will take from your offer being accepted until you can move into your property depends on a number of factors.  The average process takes between 8 – 16 weeks with leasehold transactions taking a further 3-4 weeks.

 

It can be quicker or slower, depending on the parties in the chain.  For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take 16 – 20 weeks.  However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 3 and 8 months.  In such, a situation additional charges would apply.

 

Stages of the process

 

The precise stages involved in the purchase of a residential property vary according to the circumstances.  However, below we have outlined the main key stages for your information:

 

•Take your instruction and give you initial advice

•Check finances are in place to fund purchase and contact lender’s solicitors if needed

•Receive and advise on contract documents

•Carry out searches

•Obtain further planning or other relevant documentation if required

•Make any necessary enquiries of seller’s solicitor

•Give you advice on all documents and information received

•Go through conditions of mortgage offer with you

•Send final contract to you for signature

•Agree completion date (date from which you own the property)

•Draft Transfer

•Exchange contracts and notify you that this has happened

•Advise you on joint ownership

•Obtain pre-completion searches

•Arrange for all monies needed to be received from lender and you

•Complete purchase

•Deal with payment of Stamp Duty/Land Tax

•Deal with application for registration at Land Registry
